Converted office towers are one of the most unusual residential building types in NYC, and the Financial District has dozens of them. These buildings have structural walls of poured concrete or steel-reinforced masonry — not the drywall over wood studs you find in purpose-built residential. We carry hammer drills, Tapcon anchors, and concrete toggle bolts rated for every wall type we have encountered in FiDi buildings.
The floor plans in converted office towers are also non-standard. What used to be an open-plan office floor has been subdivided into apartments with walls that may not align with any original structural element. We probe carefully before drilling to avoid hidden conduits, MEP chases, and the extra-thick fireproofing sprayed onto structural steel that was common in mid-century commercial buildings.
FiDi buildings range from ultra-luxury full-service condos to modest co-op conversions, and all of them seem to require a COI before allowing any contractor work. We carry our insurance documentation ready to send to any building management company.
